Building Specifications
While we offer a true custom home that allows the client
the flexibility to have choices in materials to include
exterior finishes, paint colors, light fixtures,
hardware, appliances, flooring, windows, doors, etc. We
have established standard specifications for each home.
Although these can be modified by the homeowner, our
minimum standards are as follows:
- Soil test engineered
foundation, no post tension slabs
- 3000 PSI concrete with six
mil poly waterproofing
- 2 x 4 stud grade on
sixteen-inch centers
- Treated bottom plates with
six-inch anchor bolts on sixty-inch spacing
- Insulation package R-13
walls, R-22 sloped ceilings, knee walls or ceiling
areas, R-30 batt insulation
- Roof rafters at
sixteen-inches centers
- Elk Prestique II thirty-year
shingles
- Matching shingle-over-ridge
vents
- Hardi siding and Hardi
soffits for low maintenance
- King-size brick veneer / per
plans
- Conventional stucco — 3-coat
system
- Continuous soffit venting
- All-copper electrical wiring
- 200-amp electrical service
- Security pre-wired with

coats of paint with your choice of two colors

colors with two coats on walls and over lacquer prim
for painted trim, if chosen

shower surrounds, color chosen by client

your choices in lighting, front door, appliances and
flooring
- TEN-YEAR STRUCTURAL WARRANTY
- Ceiling heights per plans
with many tray, coffier or other ceiling treatments.

offers custom design changes to preliminary blueprints
to fit your needs and also has hundreds of custom plans
available to choose from. The above specifications can
be altered to meet the needs of your budget or enhanced
to your requirements. Crown molding in foyer, dining, and
master bedroom is standard in most homes.
